A private sale with three buyer showings | Choosing time over a newer home | Five days in Coming Soon | Adapting the launch: 12 days on the public market
The challenge: selling with less disruption.
For one busy household, a traditional public listing would have added a lot of pressure. Keeping the home consistently ready for staging, photography, and repeated showings was difficult. The sellers wanted a plan that respected their privacy and daily routine.
The approach: a focused private introduction.
We chose a Compass Private Exclusive approach. Instead of preparing the home for a broad public launch, we introduced it privately and limited the showing activity. The home was offered as-is, without professional staging or professional listing photos.
The result: a sale after showings to just three buyers.
The home sold after only three buyer showings. The sellers were able to move forward without the preparation and repeated appointments they had hoped to avoid.
The right selling plan starts with listening. In this case, a private approach fit the household’s needs and produced a completed sale with limited disruption.

A Hollister homeowner decision story.
A newer home in a Hollister community had offered these homeowners an appealing place to start their next chapter. Two years later, a harder commute changed what they needed from their home.
Deciding to sell so soon was difficult. They liked the home and community, but moving closer to work offered something increasingly valuable: precious hours back in their day. Downsizing also played a role.
Our pricing conversations brought nearby comparable sales into the decision, alongside the practical reasons for moving. The question was bigger than what the home might be worth. It was how a move could better support their work, time, and priorities.
Sometimes the home you chose for one chapter no longer fits the next. A useful selling conversation gives you room to weigh that decision honestly.
The priority: bring everyday life closer together.
School, sports, and work were pulling these homeowners toward San Jose. Their move was about making daily routines easier and creating more time together as a family.
The approach: preparation support and a phased launch.
We built the selling plan around that next chapter. The sellers used Compass Concierge to help pay for moving costs, repairs, cleaning, and other preparation expenses. That support helped them manage the work involved in preparing to move.
The home progressed to the second phase of the marketing plan: Compass Coming Soon.
The result: a sale after just five days in Compass Coming Soon.
A buyer was secured during that phase, and the sale closed. The sellers moved forward with their plans for San Jose and now have more time together as a family.
For these homeowners, the result was both a completed sale and a daily routine that better fit their priorities.
The challenge: adjust when early exposure was not producing the desired result.
We began with Compass Private Exclusive and Compass Coming Soon. Those early phases did not deliver the result we wanted, so we reassessed the approach rather than continuing with the same plan.
The decision: move to full public-market exposure.
We launched the home on the public market to reach a broader audience of buyers. The strategy changed as we learned from the response to the earlier phases.
The result: a sale after 12 days on the public market, $8,000 below the list price.
The property sold and the transaction closed. The 12-day figure refers to the public-market phase, following the earlier private and Coming Soon exposure.
A phased plan should leave room to adapt. In this sale, knowing when to broaden the launch was an important part of moving forward.
Whether you need fewer showings, help preparing your home, or a clearer picture of your options, let’s talk through what matters most to you.
